Great article! I have been preaching this to Realtors in Florida for years, especially when teaching the NAR GREEN Designation course. It has been slow to convince agents in NE Florida so I hope to add your article and NEEF infographic to my teachings and preachings!
The major disconnect I have found in FL is the lack of “competent” (from the AI) appraisers…only 26 green certified in the whole state! It’s not their fault…Realtors do not enter the info into the MLS green data fields so comparables are not generated for the appraisers. My mission since I discovered this has been to help agents become more comfortable using the data fields. I am offering to teach these classes at Board of Realtor offices around the state.

You make a very good point. Listing brokers need to start the process by include information about energy performance in the listings. Appraisers use listings, as well as their own databases, to find comparables. This information is essential for both subject properties and comps. Some cities now require an energy use disclosure at the time of sale. That seems like the best way to ensure that consumers have the information they need to make informed decisions.
